A Clear Strategy
Alcreo Capital targets “covered plays,” or value-add properties with immediate returns of about 6–8% annually and clear upside potential. We seek assets featuring developable land, dated facades, under-market rents, and other improvement opportunities, utilizing natural tenant turnover to enhance value. In the current rate environment, we employ lower leverage to protect cash flow and strengthen equity positions. Our funds generally follow a 7–10 year life cycle.
